Search the Public Notice PortalThe owners of a Lake District guest house say accommodating paying guests in their family home has become 'unsustainable' as they seek permission to stop offering bed and breakfast accommodation.
Tim and Karen Howell have applied to the Lake District National Park Authority to change Lakeside Country Guest House, at Dubwath, Bassenthwaite Lake, into a private home.
The couple say they have lived at the property as their main residence since May 2019, but four rooms within the house are currently used for commercial guest accommodation.
A further four rooms are reserved for family use, while the dining room is shared between the owners and guests.
In a statement supporting the application, the couple said: "Operating four commercial letting rooms entirely within the fabric of our primary family home severely compromises the residential amenity, privacy, and quiet enjoyment expected of a principal domestic residence."
They added: "Managing the constant influx of commercial guests within our private living quarters has created an unsustainable pressure on our domestic environment."
The application is accompanied by booking figures showing a decline in the number of weeks the four guest rooms were let over the past two financial years.
Collectively, the rooms were let for 79 weeks during 2024/25, falling to 63 weeks during 2025/26 - a reduction of just over 20 per cent.
However, the couple have cited the impact on their family life, rather than financial difficulties, as the reason for wanting to stop operating the guest house.
They said they intend to cease all bed and breakfast operations permanently, returning the main building to a single private dwelling.
Two existing self-catering holiday cottages within the grounds would continue operating independently.
The Annexe, which is attached to the main building, accommodates four people, while the detached Garden Cottage sleeps two.
According to the application, the proposed change would result in the loss of four commercial guest rooms and 80 square metres of guest house accommodation.
No structural alterations, external building work or changes to the property's seven parking spaces are proposed.
The application is awaiting a decision from the Lake District National Park Authority.
