A NEW three-bedroom home could be built in an agricultural field to the south of Brampton.

Mr and Mrs Macinnes have applied to Cumberland Council for planning permission to build the structure at a site on land to south east of Cedar Barn in How Mill.

The site covers an area of 1,821 square metres and it is proposed that the roof would be constructed from slate appearance tiles.

And the walls would be sandstone with stone quoins and horizontal timber cladding and the windows and doors would be slim framed aluminium.
It is proposed that the vehicle access and hard standing would be a permeable compacted gravel driveway, and turning area, with two parking spaces.

According to a planning statement How Mill is described as a small hamlet and the majority of the surrounding buildings are older properties, some of which have undergone conversion of modernisation to some degree.

It adds: "The materiality of the surrounding properties is primarily a mix of natural stone and render, with stone window surrounds, there are some larger windows and even some timber cladding on the adjacent barn conversion.

"The proposed dwelling will reflect the materiality and detailing of the adjacent properties, with natural stone and stone quoins and window surrounds, areas of render and a small area of timber cladding to denote the main entrance. There will be a pitched tiled roof of similar scale to the adjacent buildings."

The report states that a number of planning concerns had been addressed and it adds: "We have demonstrated how the design achieves the minimum distances required between the windows of primary rooms and non-habitable rooms.

"We have demonstrated how the design has been carefully designed so that the topography of the site does not result in a visually dominant design.

"This planning statement has demonstrated that this proposal is a sensitively designed small dwelling of appropriate scale and character, on a suitable plot of land within a village with close proximity to a village with services."

The planning application is currently being considered by council planning officers.
