PLANS have been put forward for a large residential development in Appleby-in-Westmorland. 

Story Homes has applied for planning permission to build up to 117 homes on land off Cross Croft, Bongate. 

The application was submitted to the Westmorland and Furness Council on October 25. 

The proposal includes seven two-bedrooms, 39 three-bedrooms and 71 four-bedrooms and above - none of which will be 'affordable housing'. 

260 parking spaces are proposed with the project.

The planning statement reads: "The proposed development will principally contribute to achieving the council’s housing target and will provide for a wide range of local housing needs, including accessible and adaptable homes.

"The reduction of affordable housing is regrettable but is supported by an Affordable Housing Statement (October 2023) and Financial Viability Appraisal (October 2023). The principle of such reduction is supported by policy where justified," it said.

"We had hoped to submit our application much sooner, but our proposals have been significantly affected by the matter of Nutrient Neutrality.

“The land is allocated for residential development in the adopted Local Plan, and the proposed scheme will deliver high quality new homes to meet the area’s housing need.

"The proposals aim to build upon the success of our previously completed development in Appleby, Orchard Place, and the scheme has been designed to reflect the character and local distinctiveness of the area.

“Appleby is an attractive market town on the edge of the North Pennines Area of Outstanding Beauty with excellent transport connections.

"Our development will deliver energy efficient homes, and enhance the vitality of the town, creating employment opportunities for local subcontractors and the supply chain.”

A public consultation about a proposed housing scheme in Appleby ran from September 22 to October 6.

Local community members, councillors, and Appleby Town Council were among the stakeholders invited to provide input.

Letters and draft proposals were issued to 78 neighbouring residents, in addition to the stakeholders and relevant authorities.

Story Homes received a total of seven consultation responses, addressing several matters including housing delivery location, vehicular access and the potential effect on local infrastructure.
