A MAJOR planning submission could see the creation of a new wedding venue in the Cumbrian countryside.

Holesfooot Estate, containing a Grade II*-Listed building (Holesfoot House) set in 2.9 hectares of land southwest of Appleby, has applied to the Yorkshire Dales National Park Authority for permission to create a wedding venue destination.

The applicant seeks to provide guest accommodation in the main house for weddings or holiday-let for up to 16 people.

It is also proposed that the ballroom in the house will be used for marriage ceremonies with a recommended occupancy of 40 people.

The plans would also see the 450 square-metre, two-level main barn within the grounds, being upgraded to be a commercial wedding and events venue, containing a bar, catering facilities, and a main function room.

The barn and grounds have been used by previous owners to host wedding functions and clay shoots in the past, and a bakehouse adjacent to the main house has been used for tea and cake sales.

The 19th-century stable building, to the southwest of the main barn, would see its conversion into an additional, accessible accommodation unit.

As part of the guest offering, five bell tents would be constructed in the spring and summer seasons, with facilities for campers located in the main barn.

A camping facility is already in use, with 5-metre diameter, 2.5-metre high tents stood on raised plinths, accessible by footpath only.

The proposed guest parking area for 41 cars is proposed to the west side of the woodland.

The Planning Statement concludes:

"The income generated from the intended activities will also enable investment to be continually made to the upkeep and maintenance of the buildings and grounds including the formal gardens.

"Employment prospects are also a significant benefit as it is anticipated that approximately 40 people will be employed by the estate, both on a part-time and full-time basis covering a range of employment opportunities from management and guest service, through to housekeeping and landscape gardening.

"The Estate will provide full training and apprenticeships for younger employees and intend to hire from the local area as far as possible.

"The owners also want to promote and establish ties with local businesses as part of the guest offering at Holesfoot."
