IF you’ve ever fancied owning and running your own pub and restaurant, then this might be the opportunity for you.

A businessman is hoping to take over the running of the hotel side of the Royal Oak, in Nursery Road, Beckermet, but is looking for an entrepreneur to take on the associated pub and restaurant.

Sam Neumann is a businessman from Manchester who wants to expand into accommodation in west Cumbria.

And while he has his eye on the Royal Oak – which has been up for sale since last year – he needs someone to take on the food and drink arm before the deal can be done.

"I’ve come to an agreement with an investor who wants to lease me the whole enterprise – the accommodation and the pub,” Mr Neumann said.

"I’ve got to make sure I’ve got a tenant for the restaurant and bar before we finalise the agreement.

“What I need to do is to find someone with a little bit of entrepreneurial skill and who has wanted to start their own catering business or restaurant but hasn’t had the opportunity," he said. 

He found the Royal Oak after sending letters to hotels across west Cumbria, in the hope of finding someone willing to sell to him. 

“I want to run the rooms automatically, from a distance,” the businessman explained, “and I can’t take on the pub and restaurant because it’s too hands on and I’m too far away.

“West Cumbria is perfectly placed. It’s only two-and-a-half hours from Manchester, and on the right of it you have the Lakes, and on the left you have industry, so even in the winter months there will be occupancy.

“Beckermet is down the road from Seascale and not that far from the beach, which is great.”

Mr Neumann would run the eight hotel rooms entirely separately from the pub, but would be willing to discuss extras such as paying the restaurant for breakfast for guests and other opportunities.

For anyone considering the opportunity, he had one message: Go for it.

“You can do it in your own style and start a menu from scratch,” he said.

“Everything is laid out for whoever comes in and all they need to do is proper marketing and making decent offerings," he said.
