The site of Bannatyne Health Club and Spa in Carlisle is up for sale for £5.1 million.

The selling of the property is unlikely to affect the gym as the current owner lets the property out to Hilton Worldwide Limited who in turn sublet the site to Bannatyne’s who have a contract until December 2033.

The property comprises a detached three storey health club arranged over ground, first and second floors extending to 28,371 sq ft.

The ground floor consists of male and female changing rooms with shower facilities, customer café, sauna/steam room with swimming pool and two jacuzzis.

The first floor is accessed via a centrally located staircase that leads to an open plan gym space with two additional fitness studios, further treatment rooms and the health and beauty spa with the second floor comprising of plant accommodation.

The property was originally let to Stakis Plc. Stakis was purchased by Hilton Group in 2000, for a reported price of £1.2 bn, gaining 54 hotels and 22 casinos in the UK and Ireland.

This transaction also included the 68-unit LivingWell chain of health clubs which were purchased for £90 million by Bannatyne.

Bannatyne, who are owned by former Dragon’s Den investor Duncan Bannatyne, are one of the country’s largest health club, spa and gym chains with over 70 health clubs and 210,000 members across the country.

The company hit national headlines last month after the owner revealed that swimming pools in his health clubs have been turned down by “one degree” amid the ongoing energy crisis.

The property is let on a FR&I lease to Hilton Worldwide Limited for a term of 34 years from December 25 1999 at a current rent of £380,140 per annum, which equates to a rent of £13.40 per square foot.

The sale of the health club site is being managed by Allsop who are one of the country’s leading property consultancy firms and sell major units across London, Yorkshire and the North West.
