PLANS have been submitted to convert a garage into habitable living accommodation.

Carlisle City Council has received an application for planning permission to convert the Brampton garage into accommodation.

The changes are necessary to provide ground level accommodation which would allow the applicant’s elderly mother to live at the Greenfield Lane address.

In their supporting statements, agent for the applicant, Ecoplan Architectural Limited said that the proposal “will require a modest amount of building work to achieve the desired accommodation.”

Alterations will mainly include improvements to the existing timber entrance, installation of a new boiler and flue; internal lining of walls and ceilings and the addition of extract fan ducts.

Existing service connections such as drainage, electricity and water and would be modified where necessary.

Crime and community safety has been taken into account when drawing-up the plans.

The design and access statement reads: “The gated access, which serves the site, means it would be difficult to access the application site without the risk of being seen or heard.

“All new windows and doors will be fitted with security locks to current British standards.”

If approved, the changes will be made to a Grade II listed building but the applicant has said that they constitute “less than substantial harm to the property.”

The window detailing would match what has previously been approved on the property “ensuring the proposals cause no harm to character and appearance of the heritage asset.”

“The proposal will have a minimal influence on the character of the environment and the area sense of place due to the existing use.”

The public can view and comment on all applications submitted to Carlisle City Council for approval.
