Magnificent views and rural tranquillity are the standout features of this lovely lodge-style home in the hamlet of How Mill where Ian and Eleanor Margaret Kerss have lived for the past 29 years, relocating from nearby Faugh.

As well as these delightful attributes, the large gardens surrounding the detached property are also a real selling point.

Eleanor Margaret said: "When we purchased Ring Gate we moved out for several months for extensions to be built and have basically made this small farm into a lovely country cottage.

"We have added a new kitchen, extended the lounge area and added four new bedrooms, one of which has an en-suite bathroom with a walk-in wardrobe underneath."

The couple, a retired GP and ward sister, have one son who, although practising as a vet near York, still calls Ring Gage Lodge is home.

The detached period cottage has excellent living space with tremendous character covering a very large footprint.

The sitting room is light and airy with lots of windows and is warmed by a reconditioned range with an open grate. French doors open to a large private terrace with superb views over the garden and beyond.

The dining room has exposed beams and an open fireplace with enough room for a large table - Eleanor Margaret and Ian have had 12 people sitting around it.

The farmhouse-style kitchen looks east and south over the gardens and is fitted with an Aga in a tiled recess with overmantle and there's a utility room off.

The versatile bedroom accommodation is split into two wings with the main bedroom fitted by the Kersses being over two floors with dressing area in addition to the large walk-in wardrobe and steps up to the bedroom and a shower room and bedroom.

The second bedroom has stairs to a versatile mezzanine area with wardrobes.

The three remaining bedrooms are accessed from the inner hall, which has a door out on to a landscaped terrace and deck area.

"The house sits on its own in the beautiful countryside with our nearest neighbours about 400 meters away across the road diagonally from the house which just adds to the lovely peaceful feel," said Ian.

"Other improvements Eleanor Margaret and I have carried are in the large gardens where we have added a double garage with a workroom, a large greenhouse, a chicken run for anyone who fancies keeping chickens and a dog kennel for at least three dogs with runs .

"For entertaining we put in a barbecue house which is situated on an extensive decking area overlooking magnificent views.

"The gardens also include a rather large fish pond with lots of fish."

The gardens are predominantly south-facing with open rural views to the fells and they contain a large detached double garage with workshop and usable loft.

"We love sitting out in the garden or on the decking area enjoying the views and peace and quiet," said Eleanor Margaret.

"That really is the unique selling point for any viewer - the magnificent views all around and the tranquillity."
