A Cumbrian seaside resort has seen its house prices rocket - with towns further down the coast in the most affordable league.
The average property price in Grange-over-Sands is now £273,965, almost 10.6 per cent per cent higher than a year ago, according to a survey of British resorts by property website Zoopla.
Margate on the South Coast has seen the biggest increase with a rise of 12.5 per cent - although its average house costs less at £202,276.
When it comes to the most expensive seaside properties, Salcombe in Devon boasts the priciest sea views with average property prices rolling in at £598,230.
At the other end of the scale, seaside towns with the lowest property prices include Blackpool at £114,443 and Morecambe, £136,063.
Saltcoats, in Ayrshire, offers the lowest seaside property values, with the average home worth £109,109.
Zoopla spokesman Lawrence Hall said: "If you're considering investing in a beachfront property, you should consider resorts receiving government investment - it does have a positive impact on property values."
