SITUATION AND DESCRIPTION Herling House is beautifully set on Etterby Scaur, one of the city's premier residential locations sitting above the River Eden, just one hundred metres from Austin Friars School. The convenience of the situation is superb, being just a short walking distance to riverside walks beside the Eden and a good range of facilities in Stanwix village, including a Sainsbury's Local store, public house and primary school. The city centre is within an easy walking distance. The amenities in central Carlisle are superb, as are the landmarks including the historic cathedral and castle. The city is on the west coast main line connecting to London in around three hours twenty and non-stop services to Glasgow and Edinburgh in around one hour twenty. Other cities served include Manchester, Manchester Airport and Birmingham. For those who enjoy outdoor pursuits, Carlisle is well placed for access to the beautiful Eden Valley, the wonderful Lake District National Park and the Solway coast, which is well known for its abundance of bird life.

Herling House is rather special and arguably one of Carlisle's finest period dwellings. The charming accommodation is generously proportioned and the Coach House provides a wonderful annex for family and friends or, in the case of the current owner, income from an assured shorthold tenancy. It is special in that the property still enjoys the benefit of a large, relatively private garden site, so often missing in large town houses.

The property certainly has kerb appeal in abundance and this is immediately apparent as you approach the house from the in/out drive. The accommodation is beautifully laid out and the living space is excellent. The generous drawing room has a beautiful marble fireplace with a gas stove incorporated. The south facing bay to the front elevation floods the room with natural light, and the view of the rear garden from the floor to picture rail height window is delightful. On the other side of the hall is the large dining room with south facing bay window providing good natural light. The beautiful sitting room is side facing and also enjoys a bay window bringing in sunlight from the south-west.

The heart of the home, the kitchen diner does not disappoint. This is a wonderful light filled space, featuring a four oven Aga and a range of shaker style units with granite worktops. French doors lead out to the garden and a very pleasant terrace offering a wonderful spot for an alfresco breakfast. A door reveals the hidden access to the former servants' stairs, which lead to the rear landing. On the first floor are four good double bedrooms, two of which have south facing bay windows which look out over Etterby Scaur towards the city. This floor is well appointed having a good sized family bathroom and impressive shower room. On the second floor is the fifth double bedroom which has its own stylish wet room. This is a great space for a teenager who wants a little peace from the rest of the family.

The grounds, as mentioned, are large and the Coach House is an impressive building in its own right. The combination and amenity offered at Herling House is significant and, in terms of the Carlisle market place, a package not readily available. Viewing is, of course, highly recommended.
