Everything on hand for a family

Irthington is just three miles west of Brampton and nine miles north-east of Carlisle, so secondary school, shops, surgeries and all other amenities are never far away.

One amenity that will be even handier is the airport, from where, we have been promised, commercial flights to Southend, Belfast and Dublin will be taking off next year.

The village has its own primary school, and when Ofsted inspectors visited in March they found it to be good.

So it’s a good place for families - and this three-bedroom family home is very close to the village.

It is almost all on one storey. The oak floor hallway leads off to a large living room which also has oak flooring, as well as an original cast-iron range, a tiled hearth and a bay window.

The slightly smaller dining kitchen has 12 floor units and 11 wall units, a built-in fridge freezer, hob and oven and plumbing for a dishwasher.

It also has the cupboard housing the combi boiler and has exposed ceiling timbers. A door from the kitchen leads into the garage.

Exposed ceiling timbers are also a feature of the separate dining area, with tiled floor and shelving. It has French doors that lead into the conservatory.

The conservatory is about the same size as the dining area, has a tiled floor with electric under-floor heating, an electric radiator and a glazed roof.

The largest of the three bedrooms has a bay window, while one of the smaller ones has double aspect outlooks and the other has a built-in wardrobe, They all have radiators as well.

The bathroom contains a bath, wash-hand basin, shower cubicle and toilet and has a tiled floor. It also has a towel radiator and built-in cupboard.

There is also a radiator and power in the garage, which contains fitted shelves, a stainless steel sink and plumbing for a washing machine.

And stairs lead to a large room above it, with exposed beams, a radiator, a phone point and windows to the front and back, and is currently being used as an office. There is also access to the loft there

The house has oil-fired heating and double glazing throughout.

Fern Lea, Irthington, is for sale at £249,950 from H&H King. For more details, see here.
