Auctioneers are hopeful that a Wigton eatery will be under new ownership within the coming weeks.
The Kildare Bistro and Restaurant on the town's High Street went under the hammer last week with a guide price of £175,000 - but did not sell despite significant interest.
Mark Plant, of Auction House Cumbria, said that the reserve price of the property - which was once a hotel - was not met.
He said: "There was a lot of interest in it and we're hoping that it'll be sold fairly soon.
"We know that it's an important part of the High Street and we will be speaking to people that were interested."
