THOMAS Lydiate, a Local Land Agent and Chartered Surveyor has recently founded a small Rural Surveying Consultancy based in Carlisle.

Having grown up on a small arable farm in West Lancashire, Thomas started work in the Ribble Valley before moving to Cumbria in 2014 working for a national property consultancy firm.

In 2016 he qualified as both a Rural Practice Chartered Surveyor and as a fellow of the Central Association of Agricultural Valuers before taking a role as an Estate Manager for the National Trust.

After an 18- month period with the Trust, an opportunity presented itself allowing Thomas to set up Thomas Lydiate & Company in October 2019.

“Setting up on my own was always a long-term ambition as I felt there was space in the market for a small, niche consultancy offering a more dedicated and personal service to Clients”.

Since their inception, the firm has worked with a number of Clients, specifically in Cumbria advising them on a range of land and property related matters from Rent Reviews and Compensation claims to Tenancy restructuring and Statutory Compliance matters.

Whilst specialising in Land and Estate Management, Thomas Lydiate & Company offer a range of other Services developed out of this area including Sales and Lettings, Landlord and Tenant, Agricultural Subsidy and Grant work and Compulsory Purchase and Compensation work.

“Not all Clients hold the same objectives, so spending time to really listen and understand what my Clients are wanting to achieve is extremely important to me” says Thomas.

“There is no one rule fits all in the world of Estate Management so being able to tailor our advice specifically to the Clients’ needs is essential, especially with the changes in the sector that we are going to be seeing over the coming years.”

Whilst based out of offices in Carlisle, the firm services Clients throughout the North West, regularly working in and around the South Lakes, Lancashire and Merseyside.

“Yes, when we say we are based in Carlisle it may seem that we are some distance away, but we are 5 minutes from the M6 and can be in Kendal within the hour and Liverpool within two, so we don’t see travelling as a barrier to providing our clients with the service that they deserve”.

Born and raised in West Lancashire on his grandparent’s arable farm, Thomas then spent 4 years at the University of Aberdeen before returning to Lancashire and starting his training with a national firm of Chartered Surveyors. Thomas moved north to Carlisle to complete his training before joining the National Trust and subsequently founding Thomas Lydiate & Company in October 2019.

Outside of work, Thomas is an enthusiastic sportsman and during the Summer months can be found turning his arm over for Carlisle Cricket Club or trying to play that perfect round of golf. Thomas is also a keen hill walker and has spent a lot of time conquering some of the Counties fine walks.
