A new housing estate could be built at Low Hesket if plans gain council approval.

In an application submitted to Eden Valley Council, outline planning permission is sought from the applicant Addis Town Planning for the building of up to 13 dwellings, just south of Low Hesket Village Hall.

The plans outline a vision to for three of these properties to be affordable dwellings. This is in a bid to "help local people who would otherwise struggle to get onto the property ladder," the applicant states.

The plans also state that during the construction phase there would be significant economic benefits which will include "labour and materials and more localised benefits including accommodation for contractors if required and increased trade at local services".

The applicant added: "Once the houses were occupied, the new families would benefit the area economically and socially i.e., through using local services including the pub/surgery, school and additional services in the nearby larger settlements of Carlisle and Penrith".

A previous application at the site was previously knocked back by the council.

The applicant has now issued a response to the rejection of those proposals. One of the reasons for the rejection was the council's insistence that sufficient land has already been allocated within the settlement for housing.

This refers to a separate development at nearby High Hesket which is earmarked to deliver up to 20 dwellings.

In response, the applicant stated: "The timeframe for [the project] is unknown".

They added: "Housing targets that help a planning authority to meets its five-year housing land supply are not caps, they are targets".
