PLANS for seven self-contained short-term holiday letting accommodations suites at Keswick can now go ahead.

Peter Mounfield of LakeSide House submitted the application to Lake District National Park planners.

LakeSide House has been operating as a hotel/guesthouse for 40 years. As a guest house it provides breakfast, room refreshments, daily room service, day-to-day hospitality and reception for check-in and check-out.

The application was to change the operation of the building to provide suites with lounge, kitchenette, and en-suite bedroom(s).

The application states: “The change to the day-to-day running will present tourist accommodation of a slightly different nature, but not materially different in planning terms.

“Breakfast is not provided and a contactless self check-in process will operate.

“The remodelling of the interior will reduce the maximum number of guests bedroom rooms from 13 to 10 located within seven suites. There will be no change to the reception area and lounge. There is no material change to the external appearance of the building.

“The manager will continue to live on-site in the established basement flat. The proposed use would not amount to a material change of use.”

A certificate was granted by the Lake District National Park planning department, saying the plan would be lawful under the Town and Country Planning Act 1990.

“The use of the existing guesthouse as one planning unit containing seven self-contained short-term accommodation units and one manager’s unit, providing accommodation on a commercial, fee-paying basis, lettable by the night, where food may be provided but where residential care would not be provided, would not amount to a material change of use.”
