Ideal for a family, this new-build townhouse in a popular location to the west of the city is very well-presented and offers three floors of accommodation with garden, parking and excellent access to transport links for business, leisure or education purposes.

The property, built just three years ago by Persimmon Homes, is occupied by Gerry and Deborah who live their with their five-year-old daughter Kayla.

"We've lived in Carlisle for nine years so knew this area well and thought it would be a good place to settle and in which to bring up Kayla," Gerry said.

"This is a real family home with lots of space and a lovely kitchen diner with doors out to the back garden. We spend a lot of time in there and have upgraded it by adding more wall units."

The versatile accommodation has a sheltered entrance door opening into the hallway where there is a cloakroom as well as a useful storage cupboard.

Running the full width of the back of the ground floor is the family dining kitchen which has wall and floor units in light-coloured wood with complementary work surfaces, a four-ring gas hob with extractor hood over, electric oven, plumbing for a washing machine and dishwasher and patio doors to the garden.

There is also light grey tile-effect flooring and ample space for a dining table and chairs.

On the first floor is the living room which sits over the kitchen diner and so is another large room the width of the house. It has two windows overlooking the back garden.

One double bedroom at the front of the house is used as a family room by Gerry and Deborah. It has doors opening to a Juliet balcony.

The fifth bedroom in the house, also front-facing and on the first floor, could be used as a study.

The remaining three double bedrooms are on the top floor along with the family bathroom.

Here the landing has access to the loft, a window and another storage cupboard.

The master bedroom overlooks the front and has the benefit of an en-suite shower room.

"We put a fitted wardrobe in our bedroom," Gerry said, "and other improvements we have carried out to the property have been replacing light fittings and sockets and adding blinds to all the windows.

"We've put in new carpets in the hallway, landings and stairs, changed several small radiators for bigger ones and tiled the kitchen walls under the units with white brick-effecttiles."

In addition to the master bedroom on the second floor there are two more bedrooms and the three-piece family bathroom which has part-tiled walls in contemporary grey.

Outside to the front of the property is a driveway leading to the garage - "We hard-landscaped the front for extra parking," Gerry said - and the back garden which is enclosed by a fence for security and has a lawned area.

It also has a patio outside the doors from the dining kitchen which is an ideal area for entertaining.

Gerry said: "This is a good estate for a family as it has no cut-through to anywhere else so there is limited traffic.

"We're only 20 seconds' drive to the western bypass and the A595 and there are bus stops outside on main road to both Carlisle and West Cumbria.

"I'd say the attraction for anyone viewing our house would be the fact that we have four double bedrooms and a separate study, with a large downstairs cloakroom and we are not overlooked at the front.

"It has been a happy home for us but we want to downsizing as we find that we are not using that fourth bedroom very much and another family could benefit from the space."
