Cumbria's flood victims are now returning to their homes after nearly a year in rented accommodation - which has led to a glut in the lettings market, according to one Carlisle estate agent.

Hayward Tod is currently seeing its highest stock level of rental properties for at least the past 12 months. And with all types of rented homes being snapped up last year, their reappearance on the 'to let' boards has resulted in a greater choice for tenants.

Will Tod said: "The return of flood victims to their homes has caused a bit of a glut of properties on the market. There is perhaps the biggest choice of property that there has been for a while as well, which is allowing tenants to be much more particular when it comes to their requirements.

"Gone are the days where any old property would let. Tenants now demand a certain level of quality and finish, although they are prepared to pay the premium for it!"

He said that the rental market in Carlisle had been improving year on year for at least the past three years, with tenants now easier to find for the more expensive properties available at more than £1,000 a month. These are attracting people coming to the area for work and bringing their families.

Mr Tod added: "There are also more people selling up and moving into rented homes, some because they have not found something to purchase and don't want to lose a sale, but others because a rented home gives them flexibility to move around if work or some other factor comes into play.

"While there has been plenty of talk about an increased number of first-time buyers in the market and historically low lending rates, which is correct, the fact remains that a large deposit is still hard to come by.

"Renting also often allows a tenant to live in something far larger or grander than they may be able to afford to purchase."

One type of property that was still in short supply, he said, was furnished properties which can command a premium rent.
