Story Homes plans new estate on southern edge of Carlisle

Another major new housing development is in the pipeline for Carlisle.

Story Homes wants to build an estate of nearly 300 homes at Blackwell on the southern edge of the city.

The company started work last month on an 850-home development at Crindledyke to the north.

Meanwhile, other developers have planning consents for 1,200 new homes at Morton in the west.

Story’s latest scheme is for 295 properties on 31 acres of grazing land to the south of Hammonds Pond, between Durdar Road and Oaklands Drive. Its planning application shows a mix of two, three and four-bedroomed homes including detached, semi-detached and terraced houses and a small number of apartments.

Fifty-nine would be designated as ‘affordable’, either for sale to local buyers at a discount to market value or for rent through a housing association.

Fred Story, chief executive of Story Group, said: “It will be a high-quality development but we think that pays off. It will secure a lot of jobs. Probably 50 construction jobs for 10 years and more in the supply chain.”

The aim is to build the estate in four phases working from west to east.

The first 100 homes should be ready by 2015.

The estate might have been bigger but Story and the landowners wanted to leave a field as a green buffer between the housing and Eden Valley Hospice.

The planning application says: “The development will form a new community that sits between Blackwell and Upperby and will provide safe, pleasant and attractive routes between these established areas.”

Access for vehicles is from Durdar Road. There is a second way in for cyclists, pedestrians and the emergency services from Scalegate Road.

Many homes would have garages and there would be an average of 2.2 parking spaces for each property.

The plans incorporate a large area of open space, including a pond, to the north of the site.

There are also smaller green areas and a park running north to south, 12 to 26 metres wide, along Wire Mire Beck. Three ‘civic spaces’, including a tree-lined square, are designed to create focal points similar to a village square.

Carlisle City Council is inviting comments before councillors make a decision.

The land is not earmarked for housing in the Carlisle Local Plan. But Story says that the council’s interim housing policy allows development on the edge of the city as long as it does not conflict with other planning policies.

Well done to Story. We need an economy boost in this county and housing is a major part. Ill buy one of these houses and get a free dingy. I dont mind.
