Go-ahead for new houses on the Marsh in Workington

A plan to breathe new life into the site once occupied by Workington’s Marsh housing estate has been given the go-ahead.

Members of Allerdale council’s development panel unanimously approved outline plans for 94 homes between Curwen Road and Stanley Street, near the marina.

The development of mainly two and three-bedroom houses is the first stage in a scheme developer Port Derwent Developments LLP said would be “the next major regeneration scheme since the development of Washington Square that will redefine Workington and transform Derwent Howe’s post-industrial decline”.

Councillors heard that the houses would be a mixture of two and three-storey buildings, both terraced and semi detached, and each would have two parking spaces. The centre of the development would house a play area and provision would be made for a bus route.

Detailed designs will be considered by planning officers later but councillors were told the developer intended to create a modern look.

The plans were lodged with the council in December 2010 and since then planning officers have been in negotiation with the developer about affordable housing. A figure of 10 per cent affordable housing was agreed, lower than the usual 20 per cent, as the firm showed the project would not be viable with a higher level.

Four letters of objection were received by the council, raising concerns about increased traffic on Stanley Street, traffic safety, loss of plants, trees and wildlife, the loss of a footpath and the proximity to fire exits at the Steam Packet pub.

But planning officers said the applicant considered the concerns and modified the plans accordingly.

Councillors unanimously backed the plan.

Councillor Peter Kendall said: “This was the area of the old Marsh. I think this is quite exciting. We had a community decimated in that area.”

The previous housing on the site was demolished in the 1970s and the land now belongs to the council.

The developer’s wider plans for the area include a waterfront leisure and housing scheme, to be completed in five phases, on land that extends to the end of the quay.

Lets hope this actually comes to fruition . Schemes have been proposed previously to improve Workington (Derwent Valley project comes to mind) with very little end product so its becoming difficult to take anything serious that comes from local government . Its my perception that the majority of monies get spent on the more fashionable towns such as Keswick and Cockermouth, while the number of eyesores in Workington just seems to increase.
