Revised plans to convert a dilapidated former hotel into new homes have been lodged.

Citadel Estates Ltd has submitted its latest plan for Tarn End House Hotel on the shores of Talkin Tarn, near Brampton, and, granted planning permission, aims to start the work this Autumn.

The proposal for 12 dwellings is third to be submitted by the developer for the building, recognised as a non-designated heritage asset.

Last month Citadel's appeal against refusal for planning permission - to convert the buildings into 22 homes, submitted to planners last year - was dismissed by the Secretary of State.

In 2009 a proposal for 15 homes on the site was also refused.

The Government's inspector, Elaine Gray, said the main issues of the 2016 scheme were the effect of the proposal on the significance of the existing building and the character and appearance of the area, and whether the proposal would contribute to a sustainable pattern of development.

Citadel wants to preserve what it said is recognised as a valued landmark feature of a cherished local scene.

Nick Elgey, commercial director of Citadel Estates, said: "As we are satisfied that our revised application resolves all of the inspector's concerns, we are confident on the prospect of obtaining approval and hope to start the scheme by Autumn this year."

The building, which was once a working farm with origins in the early 19th century, has stood empty since it stopped trading in 2004.

Dean Montgomery from Citadel Estates bought the building from Cumbria County Council for £450,000 in 2009.
