£700,000 price tag on Cumbrian farmhouse that's been empty for 30 years

A 19th-century farmhouse near Brampton has gone on the market for £700,000 after standing empty for 30 years.

The farm, next to the longest continuous stretch of Hadrian’s Wall, at Gilsland, is 500 metres from Birdoswald Fort and is being sold by English Heritage to raise money for other renovations.

It is said to be renowned for its wild brown trout and grayling, with a major tributary of the River Eden on the estate.

The 23 hectares of land includes woodland, pasture and 1.3 miles of single bank fishing.

The two-bedroom farmhouse has original features such as slab stone floors, stone sconces and quoin stones but needs renovating and updating.

The estate agents say the adjoining buildings and outbuildings could be extended and the site, which is set around a courtyard, has former vegetable and flower gardens.

“This property is absolutely unique,” said Helen Lancaster, from property consultancy Carter Jonas.

“It is rare to find something that combines this level of solitude and development potential in such a beautiful and historic location.” She said the river banks and surroundings were designated a site of special scientific interest.

“There is a wonderful rare sandbank, home to 70 pairs of sand martins, and the ancient woodland has roe deer, great spotted woodpecker, blackcaps and willow warblers and other rare flora and fauna.

“It is has the potential to create a special home, rural business or unique retreat. We are giving people time to visit it and explore its potential before auction in the spring.”

Appointment-only open days are being organised by Carter Jonas for anyone interested in viewing the estate. The first is on Friday and the next is January 31.
